Flat Roofing in Chelmsford
Flat roofs on extensions, dormers, garages and bays, laid to proper falls so the water runs off.
We lay new flat roofs and replace failing ones in Chelmsford and across Essex, on extensions, dormers, garages and bay windows, on their own or as part of a bigger build.
A straight answer on your roof
We get up and look before we price, then tell you whether it needs a repair or a re-roof and why. Where planning applies, such as re-roofing in a conservation area, we sort that before the scaffold goes up. SET Building & Brickwork has over 15 years in the trade.
- Inspected before it is priced
- Repair or re-roof, explained
- Conservation area rules checked
Which covering suits your roof
The three common coverings for a flat roof are EPDM rubber, GRP fibreglass and torch-on felt. The right one depends on the size of the roof, what sits on it and how it meets the walls around it.
We tell you which we recommend for your roof, and why, when we come and look at it.
Falls, outlets and edges
A flat roof is never quite flat. It needs a fall so the water runs to the gutter or outlet, and the leaks start at the edges, upstands and outlets far more often than in the middle.
When we replace a flat roof we check the deck and the timbers underneath, and put right anything rotten before the new covering goes on.
Flat roofing on extensions and dormers
Most flat roofs sit on an extension or a dormer, often with a roof lantern or rooflights set into them. We build those openings as part of the roof, with the upstands sealed into the covering, so they stay dry.

Questions about flat roofing
How long does a flat roof last?
The covering, the way it was laid and the detailing at the edges decide it. We tell you what state yours is in when we look at it.
Can you replace just the covering?
Yes, where the deck and the timbers underneath are sound. If they are not, we tell you before the work starts, not halfway through.
Do you fit roof lanterns into flat roofs?
Yes. Lanterns and rooflights go in as part of the roof, with the upstands built and sealed along with the covering.
