Planning rules in Southend-on-Sea

Planning applications in Southend-on-Sea go to Southend-on-Sea City Council. The council has 16 conservation areas. In those with Article 4 directions, such as Clifftown, Milton and Shorefields, replacing windows or laying a hardstanding needs planning permission.

Some jobs need a full application and some fall under permitted development. We tell you which applies before you pay for drawings, build to your architect's and structural engineer's drawings, and book the building control inspections.

Questions about new build homes

Do you build to our architect's drawings?

Yes. We build to approved drawings and the structural engineer's design, and we work with your design team through the project.

Can you build just the shell?

Yes. Some clients want a weathertight shell and complete the internal work themselves. We agree the scope in writing at the start so it is clear what is included.
